Manager licensing
Illinois is the only state that licenses community association management firms through a dedicated statute. The Illinois Community Association Manager Licensing and Disciplinary Act (225 ILCS 427), effective July 1, 2010, requires individual community association managers to obtain a license from the Illinois Department of Financial and Professional Regulation (IDFPR) after completing 20 hours of pre-license coursework and passing a state examination. Beginning June 2, 2023, the law was extended to require the management firms themselves to be licensed and to designate a licensed Designated Community Association Manager (DCAM) responsible for supervising staff. Firms must also maintain fidelity, general liability, and errors-and-omissions insurance, and keep association accounts at FDIC-insured institutions separate from all other funds.
