Governing law
Nevada community associations are governed primarily by NRS Chapter 116, the Uniform Common-Interest Ownership Act, which covers formation, operation, assessments, reserve requirements, board meeting obligations, homeowner rights, and the state's super-priority lien framework for delinquent dues. Board members must complete a certification course within 90 days of taking office and file an annual registration form (Form 602) with the Nevada Real Estate Division (NRED). NRS Chapter 116A separately governs professional community managers, requiring individuals to hold a state certificate before providing management services for compensation. Certification requires a minimum of 60 hours of pre-licensing education, a passing score on the Community Manager exam, a fingerprint background check, and a $300 application fee.
