Do HOA management companies in New Mexico need to be licensed?
New Mexico does not require a state license for HOA or community association managers. In 2020, the legislature passed HB 230, which explicitly exempts community association managers from the real estate broker licensing requirement. HOA governance is primarily set by the New Mexico Homeowner Association Act (NMSA ss. 47-16-1 et seq., effective July 1, 2013). Because no state registry verifies NM managers, look for national credentials (CMCA, AMS, PCAM) held by the firm's managers, BBB accreditation, and verifiable references.
